Appraisal Management- The appraisal independence requirement mandated by the Dodd-Frank Wall Street Reform and Consumer Protection Act requires an institution’s collateral valuation function to be independent of the loan production process. Thomas Jones, MAI, SRA, AI-GRS is a former Chief Commercial Appraiser for a large regional bank in Florida with over ten years’ experience providing appraisal and consulting services to senior and executive management inclusive of the creation of appraisal standards, scoping requests for services, appraisal and evaluation bidding, procurement and award processes, development and management of approved appraisers and expert support to various departments within the Risk Management function through thousands of complex appraisal reviews. Appraisals –Commercial & Residential- Our Goal is to provide clear and concise appraisal reports that convey a supported value estimate to provide a basis for acquisition, underwriting, loan classification and/or disposition of the asset by our client. We want to ensure that the appraisal includes accurate, relevant and pertinent data for the property involved. Our valuations are performed in strict conformance with the Uniform Standards of Professional Appraisal Practice and title XI of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989 and Interagency Guidelines. Our staff includes only experienced appraisers and reviewers. Our appraisal experience includes office buildings, shopping centers, apartment buildings, mobile home parks, industrial properties, hotels and motels, mixed-use properties, agricultural and ranch, vacant land, assisted living facilities, HUD rent studies, residences and an extensive list of other property types. Member Appraisal Institute – The appraiser who successfully completes these classes then must prepare a General Demonstration Appraisal Report similar to a Master’s Thesis. The final hurdle is to pass a comprehensive exam. This exam has four parts. Each part takes approximately 3-4 hours to complete. The appraiser must then receive credit for 4,500 hours of commercial appraisals that are specialized work documented by a log, submitted for verification and reviewed and graded. The Appraisal Institute then requires MAI’s to take 100 hours of professional continuing education every five years including business ethics.
AMC - Appraisal Management Company. Florida Real Estate Advisors, Inc. is licensed in Florida as an appraisal management company. Independent ordering and review of commercial appraisals for Federally Insured Financial Institutions.
SRA - Senior Residential Appraiser. The SRA professional membership designation is held by real estate solutions providers who are experienced in the analysis and valuation of residential real property.
AI-GRS - Appraisal Institute commercial review designation. Appraisers with proven expertise in reviewing commercial appraisals for their clients to satisfy issues related to due diligence and risk management.
